Start with a location record
A useful maintenance record identifies the building elevation, level and nearby opening for each observation. Add dated photographs from a safe, accessible location. Consistent records make changes easier to describe to the restoration team.
Separate observations from conclusions
Open mortar, staining and cracked masonry are useful observations. They do not, by themselves, establish a cause. Describe what is visible and when it appeared rather than deciding on a repair method before the condition is reviewed.
Bring related work into the conversation
Masonry repairs may adjoin window joints, lintels or coatings. Share previous work records and current leak concerns so the proposed scope can consider those interfaces.
Plan around building use
Identify entrances, deliveries and public routes near the work. Agree on access and any required restrictions before scheduling. A clear scope and practical work plan help a property team make informed decisions.
